PORTALS offers on site estimates at a fee of $100 for SERIOUS CLIENTS ONLY WHO LIVE IN THE IMMEDIATE EAST BAY ONLY. Weir talking Oakland, Berkeley, Albany, El Cerrito, Richmond Annex, Alameda, including the neighborhoods scattered throughout i.e. Rockridge-Piedmont-Montclair-Diamond District, etc. The estimate fee is later returned to the client as part of the deposit towards the project if contract is reached. NO SERVICES offered for Richmond, Pinole, Hercules, San Leandro, Hayward, Danville, San Ramon. NO SERVICES offered over any bridges including SF, Vallejo, Benicia, Peninsula, or Marin County.

They also provide service to the areas that I do not and I encourage clients outside my service area or those with a tight schedule to contact them. Demand during the last 7 years has been overwhelming enough that expansion beyond the immediate East Bay has not been necessary. I also still have elementary/middle school aged kids I need to be within reach of. PORTALS is just me, one man, in extremely high demand, and I remain regularly booked out a minimum 10-12 months with contracted and deposited installs year after year.
Custom Double Hung Sash Restoration Tune Up or Replacement
Where restoration or replacement is necessary or desired to eliminate water intrusion, reduce noise, dust, drafts, and restore proper functionality. A window tune-up offers complete care to ensure your windows open and close properly and are weather-stripped to become energy efficient. A tune up takes place on site, typically with windows being removed and reinstalled the same day. Restoration & Replacement include the following: protect all work areas; remove trim; remove old sash; vacuum scrape/patch/epoxy/sand/prime jamb and sill where necessary; custom fit sash; sand/back prime all cuts in new sash; rout kerfs and install new sash integrated brush and compression bulb weather-stripping; replace ropes; install new custom parting bead; install new sashes; install latching hardware; ensure proper functionality and latching; clean sash and all work areas. $700-$1,000 per opening.

The environment in general, including natural ground movement and prolonged direct sun light and/or rain exposure, cause doors to constantly expand and contract causing warping, sagging, and rubbing. Hinges get bound and come loose, locks get misaligned, water and air find their way through. A door tune up offers complete care and ensures your door is energy efficient and opens and closes. A door tune up or new install takes place on site and usually requires a minimum two full days of work. Installation includes the following: protection of all work areas; remove existing door(s); inspect/repair threshold where necessary; vacuum scrape/patch/epoxy/sand/prime anomalies in existing jamb; remove/replace/install custom jamb integrated weather-stripping; size door(s) for proper plumb and square fit; sand/back prime new door(s); mortise and install hinges; install door(s); install custom door shoe(s); install exterior kick plate(s) if desired; mortise and install latch and locking hardware; ensure proper functionality and latching; clean door and all work areas; remove old door and debris.

Full Jamb & Sill Restoration
Full restoration addresses windows and doors that require not just repairs to the sash and door themselves but to the sills and jambs or surrounding framework. Included with a tune-up is repairing any other damage and rot pertaining to the window or door opening; refastening/strengthening joints (stiles/rails) as needed; scraping, sanding, and priming of all wood surfaces, and reinstallation.
$200-$1000 per opening.
New Installation
In situations where conditions are beyond restoration, new installation and full replacement services are offered for both windows and doors. This requires thorough measurements of each opening being replaced. In some cases, a window or door may be removed and the opening securely boarded up. This is sometimes required so the production team can have an exact sample to reference while reproducing the new sash or door, especially when historical integrity is critical. The ability to match any existing sash or door historic style is 99%.
* All PORTALS rates vary depending type of sash or door, size and shape, glass choice, and existing conditions.
* PORTALS will not personally provide any chemical paint stripping, finish painting, staining, or any other finish services beyond priming. I am happy to provide references for professional contractors I trust.
* PORTALS will not service or install big box / hardware store products, vinyl, fiberglass, or aluminum windows, veneered doors or sliding patio doors. Locally this includes any windows or doors that can be purchased from places like Home Depot, Ashby Lumber, or Truitt Hardware. These stores provide machine quality products as opposed to hand made and do not offer high enough quality windows or entry doors (that are exposed to the elements) in my professional opinion. All of my windows and doors are made by hand out of true solid hardwoods.
